Position Overview:

The Analyst will assist with asset analysis, underwriting, and other analytical tasks that support the Asset Management department. This role is an excellent opportunity to gain hands-on experience in real estate finance and asset management, while working closely with a collaborative and high-performing team.


Responsibilities:

General:

  • Assist in the preparation and management of financial models, including underwriting for potential acquisitions and performance tracking for existing assets.
  • Conduct market research and analysis to support investment and management decisions.
  • Collaborate with Senior Analysts and Associates to prepare presentations and reports for investors, lenders, and internal stakeholders.
  • Help maintain and improve internal analytical tools and processes.
  • Participate in weekly team meetings and operations reviews to gain a comprehensive understanding of the firm’s activities.
  • Provide ad hoc analytical support and reporting as required.

Asset Operations:

  • Assist in financial analysis, modeling, and projections and valuations of assets across various stages of operation (stabilized, distressed, value-add, lease-up) utilizing Excel and ARGUS Enterprise.
  • Maintain Rent Roll accuracy using ARGUS and Lease data.
  • Update operating budgets and input actuals into business plan models.
  • Update and input Market Lease Assumptions (MLAs) into ARGUS.
  • Assist in updating Business Plan Models and incorporate monthly actuals and project distributions.
  • Create and utilize custom Excel tools for tracking performance metrics.
  • Assist with Accounts Receivable (A/R) Reporting:
  • Populate the A/R Tracking Schedule monthly.
  • Follow up with Property Management on collection efforts and update the schedule.
  • Confirm application of late fees as appropriate.
  • Conduct preliminary financial reviews:
  • Identify key operating expense variances (above 5%) and communicate to Asset Management for inquiry with Property Management.
  • Raise any issues to Asset Managers based on the preliminary review.
  • Enter variance comments into Pereview as provided by the Asset Manager.
  • Perform VTS deal analysis, ensuring timely movement and tracking of deals.
  • Maintain accuracy of VTS site plans/stacking plans by coordinating updates between Property Management, Yardi, and VTS.
  • Ensure accurate and organized Shared Drive filing/maintenance.
  • Provide ad hoc analysis as required.
  • Assist in Loan Draw compilation and review.

Reporting:

  • Prepare variance reports, analyses, and portfolio summaries for senior management.
  • Review monthly operational reports, property forecasts, and ARGUS cash flow projections for accuracy and variance analysis.
  • Support investor reporting for the portfolio.


Qualifications:

  • Bachelor’s degree in Finance, Economics, Real Estate, or a related field.
  • 1–2 years of experience in real estate, finance, or related industries.
  • Strong analytical skills and a solid understanding of financial concepts, including discounted cash flow analysis and IRR.
  • Proficiency in Microsoft Excel, PowerPoint, and financial modeling.
  • ARGUS certification is preferred.
  • Excellent written and verbal communication skills.
  • Detail-oriented with strong organizational skills and the ability to manage multiple tasks.
  • A proactive and collaborative mindset with a strong willingness to learn.
