? Candidate must have minimum two (3) years’ experience in the apartment industry as a Community Manager. (Preferred)? Demonstrate integrity on personal as well as professional level. (Preferred)? Ability and willingness to substitute for any position, from assistant property manager to service tech to receptionist.? Proficient in the on-site community management computer program, timely- accurate reporting, & vendor contract negotiation.? Maintaining and coordinating property maintenance.? Developing and implementing marketing campaigns and manage a budget, professional attitude and dress required.? Ensures staff compliance with company, local, state, and federal fair housing guidelines.? Ensures staff performance of duties on a timely basis.? Responsible for hiring, training, supervising, developing, and terminating all on- site personnel.? Responsible for designing and implementing a resident-retention program, i.e., a newsletter, resident-referral program or social activities.? Maintains relationship with all residents, ensuring consistent applications of property policies.? Responsible for reporting any unusual or extraordinary circumstances regarding the residents, property or employees. ? Computer skills, excellent written and verbal skills, self-motivated, goal-oriented, organized team player, problem solver w/high energy.? Responsible for the knowledge and administration of the following: leasing techniques, sales methods, and property rental information.? Ensure that the property maintains a professional curb appeal at all times. (Including but not limited to: office, clubhouse, recreational facilities, models, market ready vacancies and ground.)? Handle phone calls and office visits from prospective residents and maintain the occupancy goals that meet, or exceed, the management’s objectives.? Ensure that all local/state/federal fair housing guidelines are followed.? Other duties as assigned.
