My client is a fast growing privately held Real Estate Investment company with a close knit family environment.
They are in search of a Vice President of Construction that will provide leadership and manage the construction cycle; from pre-construction to project completion, as well as manage the day-to-day operations. Will be responsible for ensuring that all projects are managed and completed on schedule within budget.
Must have extensive operational experience in commercial construction with demonstrated team leadership across multiple, simultaneous projects above $50 Million dollars as well as expertise in project costs, schedules, contract negotiation, bidding process & change order procedures. Ability to produce detailed estimates, budgets, and proposals. Exceptional technical writing skills.
Duties:
-Take primary responsibility for redevelopment and other large-scale capital projects.
-Develop the capital budget during the acquisition process for target properties and for other owned assets.
-Work closely with Project Managers and project teams, providing leadership on project startup, and sequencing of working throughout the project life cycle.
-Ensure accurate project revenue forecasting, expenses and billings to maximize profitability.
-Overall accountability for managing project risks.
-Regularly perform site visits to assess project status, identify issues, and implement solutions.
-Negotiate contracts with and oversight of the services performed by Contractors, Subcontractors and Professionals (Architects, Engineers, MEP etc.)
-Assist the President with the management of the general operations overhead and yearly business planning.
-Work with the Company’s safety team to ensure job site safety, investigation of incidents, and develop additional process to an ongoing safety culture.
-Support and help develop proposal and preconstruction strategies.
-Supervise operations roles such as project engineers/coordinator, project managers, senior project managers and superintendents.
-Provide guidance and leadership to property managers in their management of property level capital improvements.
Education/Experience:
-10+ years of progressively responsible managerial experience in Construction and Property Management with revenues greater than $100M
-Experience working with project managers/superintendents.
-Bachelor’s degree in Construction, Architecture, Engineering or Business concentration is preferred.
