We are seeking a highly experienced and dynamic Director of Pre-Construction to lead and oversee all aspects of the pre-construction process. This position will be responsible for managing estimating, design review, budgeting, scheduling, and planning to ensure project success from inception to execution. The ideal candidate will bring a blend of strategic leadership, technical expertise, and a proven track record of delivering successful construction projects.

Responsibilities:

• Develop scope(s) of work for all project related trades.
• Develop conceptual estimates
• Determine quantities of materials in the early stage of conceptual estimate
• Provide value engineering cost considerations
• Manage all aspects of the of the project from project conception thru construction documentation, including Architect, Engineers, Owners, Subcontractors and vendors.
• Develop logistic and risk assessment of the projects.
• Provide and/or assist in project scheduling.
• Provide and update historical data from projects.
• Perform constructability reviews.
• Generate RFI’s and qualifications
• Assist is contract reviews.
• Assist with project budget, buyout and contract negotiations.

Qualifications:

• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred
• Minimum of 10 years of experience in construction, with at least 5 years in a leadership role in pre-construction.
• Commercial pre-construction experience required
• Proven expertise in cost estimating, design review, and construction scheduling.
• Experience with ProCore system a plus
• Strong leadership and team management abilities.
• Excellent communication and presentation skills.
• In-depth understanding of building codes, construction methodologies, and materials.
