Position: Construction Project Manager
We are seeking a detail-oriented and proactive Construction Project Manager to oversee all facets of project execution. This role is responsible for risk management, planning, contracting, and ensuring the smooth and timely delivery of one or more construction projects. The ideal candidate will work collaboratively with stakeholders to uphold quality, safety, budget, and scheduling standards.
Key Responsibilities
- Oversee project finances, risk assessment, contracts (both owner and subcontractor), scheduling, documentation, and change orders.
- Lead weekly Owner-Architect-Contractor (OAC) meetings and coordinate permit acquisition.
- Work closely with Superintendents and project teams to establish master schedules, develop logistics plans, conduct subcontractor buyouts, negotiate contracts, and oversee procurement and safety compliance.
- Ensure adherence to construction laws, industry regulations, public project requirements, prevailing wage laws, payroll reporting, and best practices.
- Manage diverse project delivery methods, including lump sum, CM/GC, and design/build models.
- Prepare bid packages, cost estimates, and assist in preconstruction services.
- Conduct constructability assessments, value engineering reviews, lifecycle cost analyses, and site evaluations.
- Oversee project closeout, ensuring all contractual requirements are met, including O&M manuals, warranties, as-built documentation, and completion certifications.
- Develop guaranteed maximum price (GMP) amendments and supporting exhibits.
- Maintain accurate project budgets, forecasts, and financial reports for internal and external stakeholders.
- Track labor productivity and anticipate workforce requirements.
- Build and sustain strong relationships with clients, architects, engineers, consultants, and subcontractors.
- Process owner billings, approve subcontractor and supplier invoices, and manage lien waivers, insurance, and certified payroll compliance when applicable.
- Maintain a structured change management process, addressing project modifications promptly and negotiating adjustments with clients and subcontractors.
Qualifications & Skills
- Bachelor’s degree in Engineering, Construction Management, or a related discipline.
- 5-10 years of project management experience, preferably in commercial construction.
- Proficiency in construction management software such as Procore, Sage, MS Project or P6, Bluebeam, and Microsoft Office Suite.
- Excellent organizational skills with the ability to multitask and meet deadlines.
- Strong problem-solving abilities, attention to detail, and a client-focused approach.
- Valid driver’s license with an insurable driving record.
