The Lead Maintenance Mechanic is responsible for the inspection, repair and maintenance of buildings, grounds, and equipment related to the assigned property. Applies specialized knowledge of carpentry, painting, masonry, plumbing trades, and electrical, mechanical and HVAC systems. Guides the work of other maintenance employees. Reports to the Senior Property Manager.
Essential Duties & Responsibilities - Maintain, troubleshoot, and repair buildings, facilities, electrical and mechanical systems, equipment, and fixtures, to include unit ventilators, air handlers, and HVAC systems.
- Operate equipment and machines including saws, drill presses and various hand and power tools to perform repair and maintenance work; Maintain tools and equipment in a safe, clean, and proper working condition.
- Provide functional and technical direction to maintenance employees in the accomplishment of assigned projects; complete the most difficult assignments.
- Repairs and treats structures such as floors, bathtubs, sinks, cabinets, walls, roofs, stairways, and carpets; Repairs and replaces windows, screens, doors, and hinges; Repairs and adjusts locks on doors, cabinets, closets; Fabricates keys; Inspects various ventilation units; Installs, maintains and services equipment such as ranges, refrigerators, heating systems, air conditioners, and water heaters; Installs fire extinguishers and maintains service schedule; Monitors site deliveries; Moves or arranges for moving of furniture and equipment.
- Estimates labor and material costs for work orders; Completes work orders; Documents tenant charges.
- Obtain competitive prices for equipment and supplies; Purchase tools, equipment and materials as requested; Maintain inventory of parts and supplies.
- Ensure compliance with applicable safety practices and procedures; and federal, state, and local codes, regulations, and requirements.
- Commit to excellent customer service.
- Operates light trucks to pick up and deliver equipment and supplies.
- Participate in the On-Call rotation for after-hours maintenance emergencies. Respond to and correct after-hours emergencies on a timely basis.
Qualifications/Requirements - High school diploma or equivalent
- 5+ years general maintenance experience in the maintenance and repair of building structures, household appliances, plumbing fixtures, and HVAC equipment; or the equivalent combination of training, education, and experience.
- HVAC certification strongly preferred.
- Valid Georgia driver's license, proof of auto insurance, and acceptable driving record.
- Must be able to pass drug screen and criminal background check.
- Salary: Based on experience; $25.00/hour minimum.
