Responsibilities:
- Responding to customer reviews, addressing any concerns that arise as it pertains to call center performance, maintenance performance or physical plant issues.
- Routinely visiting property through both virtual walkthroughs utilizing streaming video technology, aerial drone, and in person to audit maintenance team performance and property is abiding by the 10 Federal Standard of Care.
- Managing a team of Property Operations Technicians, reviewing, and assigning priorities on a weekly / as needed basis.
- Creating facility budgets, managing facility expenditures, and achieving budgetary goals
- Review and approve daily accounting activity of the facilities through QuickBooks.
- Reviewing monthly property financials, identifying positive or negative variances, and reporting the financial health of the properties to senior leaders.
- Addressing any non-standard tenant issues that arise outside of the Call Center department’s decision matrix for addressing customer support issues.
- Responding quickly and appropriately to emergency situations at properties.
- Addressing any municipal/code related, insurance, tax, liability, lawsuit, or other event or issue that may arise with a facility.
- Review and approve/deny renter insurance claims. Investigate renter insurance claims if additional auditing is needed.
- Qualifying, negotiating, and hiring subcontractors/vendors to perform some scopes of work. Auditing vendor & sub-contract work. This role will include firing subcontractors while adhering to contractual obligations to avoid conflict, i.e., firing for cause.
Qualifications:
- 3+ years of district manager experience or related experience in the storage industry.
- Proficiency in Microsoft Office (Excel, Word, Outlook, etc.)
- Organizational skills and attention to detail.
- Willingness to travel up to 30% of the time, including visiting properties and conducting audits (Require)
- MUST have experience in storage to be considered.
