We are looking for an ambitious, high-performing Sales Representative to help us source, negotiate, and close real estate investment deals. You will be the key contact for homeowners looking to sell, and your primary focus will be converting leads into successful transactions. Role
The Outside Sales Specialist will engage with homeowners over the phone and meet in person at the houses they are selling, creating positive experiences and presenting solution based offers based on what the homeowners need is. With inbound leads and appointment setters' support, you will attend a minimum of 10-12 appointments weekly and strive to maintain a closing ratio of 1 signed contract per 5 offers made. You'll keep a clean pipeline in our CRM to nurture leads that do not turn into a signed contract on the first call and become a follow up god. Daily activities include discovery calls, attending in person appointments, overcoming objections, pipeline organization, follow up calls, negotiating pricing, attending sales training, and closing deals.
Responsibility
- Talk with potential sellers over the phone and in person about selling their properties
- Build trust and rapport with the clients
- Uncover & overcome objections
- Present offers and negotiate contracts with qualified sellers
- Updating the CRM
- Following up with leads in your pipeline
- Utilizing CRM to track performance and find ways to improve your lead conversions
- Making outbound calls to leads to create additional appointments
- Attend Daily Team Meetings via Zoom
- Attend weekly sales training via Zoom
- Create Start Day Projections (Monday-Friday) that are in line with our Weekly & Monthly Projections
- Submit your End Of Day Reporting (Monday-Friday)
- If you are not on track with the projections, then adjust the next day's projections to get back on track
- Ensure all phone calls, sellers communications, photos, paperwork, and notes are updated in the CRM daily
- A complete weekly report by EOD every Friday
- Communicate with Lead Manager if any appointments need to be/are cancelled or rescheduled with any of the sellers
- Go over our Transaction Coordination process/next steps with all sellers as soon as they sign a contract
Results
Running minimum 10-12 appointments per week
Maintain a 20% closing ratio
Sign 2-3 NEW contracts with sellers per week (Approximately $50,000 in projected revenue)
Preferred Experience

Compensation:
$80,000-$130,000 average
OTE: $135,000
Base + Tiered Commission Structure
The compensation plan is heavily weighted toward the commission
Commission is uncapped
The commission is paid out on closed revenue every month

FastCharlestonHouseBuyer is a local family-owned real estate marketing and develoment company based in Charleston, SC. We have been buying, renovating, building and renting property in the Lowcountry since 1978 and are a third generation family business. We focus almost exclusively on residential real estate with an emphasis on flipping, assigments, renting, and new construction with the possibility of a lending arm coming in 2025. Our primary business is to buy property, renovate it similar to what you might see on your favorite HGTV show and then resell it or rent it for long/short term rental. Properties that don't fit our buying criteria are assigned to other investors for an assignment fee, and we also have the ability to take down about 20 lots per year for our new construction division. The Owner is Garrett Bean who was born and raised in the Charleston area.
