Job Summary

This position will report directly to the Executive Vice President for Real Estate & Public Affairs. This role will be responsible for developing and evaluating digital/new inventory, while maximizing and upgrading existing inventory to create additional cash flow; protect and manage inventory to secure cash flow; optimize site lease expenditures, manage real estate and public affairs expenses strategically and efficiently using budgeted capital for new builds and acquisitions, while maximizing value of depreciating assets.

Candidates are not currently required to relocate for this position if residing in the states of California, Nevada, or Arizona.

Job Responsibilities
• Oversee company real estate & public affairs/legislative matters. This includes creating and implementing policies, procedures, and strategies to develop, preserve, and manage inventory; strategic planning to proactively defend anti-business issues relating to the company and industry to support outdoor advertising-friendly pro-growth laws and ordinances.
• Manage the day-to-day planning with the local markets on current issues, as well as assisting in managing outside resources to enhance political and community relationships and public relations campaigns.
• Interface with OAAA, state associations and other billboard companies on public affairs and legislative matters.
• Partner with local market leadership and legal counsel in all matters involving legislation, planning, zoning, takings, lease contract disputes, code violations and other legal real estate and public affairs matters.
• Maintain consistent communications with local market real estate and public affairs departments to effectively share resources, ideas, historical and current company, as well as industry information and best practices.
• Collaborate with other departments such as sales, marketing, finance, and operations to target opportunities, set real estate goals and evaluate legal/governmental issues to effectively set objectives to elevate long term growth and profitability.
• Lead and execute on training initiatives for the real estate and public affairs division.
• Partner with local market leadership on recruitment and staffing strategies pertaining to real estate and public affairs.
• Conduct market visits to evaluate operating practices and provide regional leadership teams with updates and strategic plans to help achieve overall company goals.
• Other projects and duties assigned.

Job Qualifications

Education and Certifications
• Bachelor's degree or master's degree preferred.

Work Experience
• Minimum five years media or outdoor advertising management experience recommended but not required.
• Commercial real estate transactional experience including closings and entitlement work.

Skills
• Strong analytical, organizational, and writing skills.
• Ability to read and interpret complex spreadsheets, documents, and navigate intercompany databases,
• Understand & interpret federal, state, county, and local laws.
• Able to read and interpret complex legal, zoning, and technical documents.
• Able to multi-task and balance multiple priorities.
• Proficient in Microsoft software applications (i.e., Word, Excel, Outlook, and PowerPoint).

Other Requirements
• Able to travel outside of the office between 20-40% of the time for client meetings, corporate meetings, and industry events.
• Access to a reliable vehicle and possess a valid driver's license.
