Job DescriptionnnTo provide support to the facilities management and custodial services department with administrative support in a competent and professional manner. The role requires the ability to manage a number of tasks simultaneously while meeting deadlines with good organizational and interpersonal abilities. This position will support maintenance and repair for the First Americans Museum (FAM).nnThe shift schedule is Monday - Friday. Shift hours will require flexibility to accommodate maintenance request before and after operating hours. Some weekends and evenings required.nnResponsibilitiesnnReceive incoming work requests and enter data into Computerized Maintenance Management System (CMMS) system to generate work orders.nnDispatch work orders to appropriate technician/subcontractor as directed by the NMS General Manager.nnDispatch custodial requests to appropriate custodial personnel as directed by the NMS Facility Manager.nnOverall management of data in the CMMS system, generating necessary reports, entering equipment data, and preventive maintenance schedules into the system.nnProcess subcontractor invoices.nnLoad equipment/location data into CMMS system to build asset base as received by technicians and subcontractors.nnActs as Assistant Manager of Facilities/Custodial services as required.nnWith NMS Facility Manager, technicians, subcontractors and client administration, employee works to build preventative maintenance scope and frequency for tracked equipment and building components within CMMS system.nnTrack and manage subcontractor insurance certificates, ensuring that all utilized subcontractors have appropriate levels of insurance that are up to date and in force.nnTrack and maintain records of actual hard costs of labor, material, subcontractor and equipment for accurate billing.nnWith NMS Facility Manager, assist with work scheduling and communication to internal and external customers.nnWith NMS Facility Manager, assist with reconciliation, verification, and accuracy for monthly billing invoice for client.nnThis position is responsible for the supervision of staff as needed.nnActs with Facilities technician to physically conduct repairs and preventative maintenance tasks.nnOther duties that are pertinent to the department or unit’s success also may be assigned.nnQualificationsnnA High School Diploma or GED equivalent.nnThree (3) years of experience in a Maintenance Technician position.nnIntermediate skill set using Microsoft Office, Word, & Excel, Adobe Reader XI (create, edit PDF files).nnA valid Driver’s License and an acceptable driving record for the past three (3) years to be eligible under NMS’ vehicle insurance policy.nnMust be fluent in speaking, reading, and writing English.nnPreferred QualificationnnKnowledge of ADP employee time tracking system preferred.nnExperience with CMMS.nnBasic knowledge of OSHA’s rules/regulations for both maintenance & construction. Decent understanding & experience in Facility Maintenance.nnKnowledge of construction materials terminology and supplies.
