And we’re just getting started.nnAbout the maintenance supervisor position at The Mark:nnWe’re looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations. The maintenance supervisor is responsible for ensuring compliance to the company risk management program. Also, has financial responsibilities for contributing towards and adhering to property budget.nnWork with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.nnReview and track progress of service requests and identify chronic maintenance issues.nnRespond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices document while maintaining a professional demeanor.nnPerform various maintenance functions including repairs to the following: electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance as dictated by state guidelines.nnPerform general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.nnPerform various proactive preventative maintenance including siding, painting, lighting, sprinkler, pool, golf-cart, elevator and more.nnResponsible for work order systems accuracy by verifying all orders are completed in a timely manner to company standards and the resident’s satisfaction.nnDaily inspection of the property grounds, buildings, and common area amenities to maintain safety and cleanliness standards and to identify issues requiring maintenance, repair or replacement.nnOversee and assist with management of property emergencies, such as snow and other inclement weather emergencies, fires, and floods.nnPromptly communicate with maintenance supervisor and property manager concerning all maintenance issues at the property.nnObserve and promote safety and risk management in accordance with local, federal, state, and company rules and regulations.nnHelp monitor response times for emergency on-call/after-hours maintenance assignments, and addresses issues as needed. Participate in on-call rotation as necessary.nnPromote customer satisfaction by maintaining the highest standards of cleanliness and curb appeal, and interact courteously and professionally with current and potential residents at all times.nnFoster a positive, active and collaborative relationship with residents, other properties and associated agencies.nnConduct pre-move in and post-move out apartment inspections and ensure timely completion of quality unit turns.nnAct as mentor to maintenance team.nnMaintain a professional demeanor and appearance at all times, promoting the same to entire team.nnResponsible for the administration of the company risk management program.nnComplete special projects as assigned by maintenance supervisor and/or property manager.nnPromptly communicate with the property manager concerning all maintenance issues at the property.nnSolicit suppliers and contractors when work is necessary and monitor that they are compliant according to company policy.nnWork with the property manager to ensure the team and the property are compliant per company, ownership, state and federal policies and standards.nnWalk property weekly with property leadership to collaborate on property challenges and operations.nnResponsible for ensuring maintenance costs remain within allotted property budget and providing input on expenses for future budgets.nnOther duties as assigned by property leadership.nnEducation and Experience:nnHigh school diploma or equivalent is required.nnAt least three years of experience in the property management industry or directly related field.nnPossess general maintenance and carpentry skills.nnSkills and Requirements:nnAbility to read, write and understand English.nnAbility to use general office equipment, such as telephone, fax machine, printer, copier, and key track system.nnExcellent customer service and interpersonal skills with the ability to relate to others.nnStrong organizational and time-management skills.nnAbility to multi-task.nnAbility to perform basic mathematical functions.nnAbility to cope with and defuse situations involving angry or difficult people.nnAbility to maintain confidentiality.nnMust maintain professional appearance and comply with prescribed uniform policy.nnMust maintain a valid driver’s license, clean driving record and current auto insurance is requirednnMust comply with all safety requirements.nnRequired to complete and successfully pass the Avenue5 Fair Housing, Diversity and Inclusion Training within the first 30 days of employment.nnOur Core beliefs:nnPut people and partnerships firstnnEmpower associatesnnFocus on solutionsnnChampion ideas that accelerate successnnDeliver proof over promisesnnExperience our award winning culture:nnTop 15 national finalist on the Best Places to Work Multifamily™nnCertified as a Great Place to Work® since 2017nnListed as one of the Best Workplaces in Real Estate™nnRanked second on the 100 fastest-growing private companies in Washington by The Puget Sound Business JournalnnRanked 8 on the 2024 National Multifamily Housing Council (NMHC) Top 50 Managers ListnnWe’re a fast-growing property management company with new opportunities popping up daily.
