Job Description

Property Manager duties include, but are not limited to:

  • Communicate the goals of the property to the on-site staff in a clear manner.
  • Must be able to interact professionally and respectfully with owners, corporate staff, vendors, subcontractors, and onsite staff.
  • Establish and implement rental rate increases and enforce collection procedures.
  • Review monthly operating statements and compliance with annual budget and implement plans of action to optimize site profitability.
  • Prepare the annual operating budget and business plan for review with the property supervisor.
  • Perform physical inspections of the property and relay all maintenance concerns to the lead maintenance.
  • Ensure property compliance with all applicable state and local laws/regulations.
  • Develop and maintain quality hiring and evaluation procedures consistent with company requirements.
  • Monitor all federal, state, county, and city agencies for any changes in ordinances affecting the property or neighborhood.
  • Ensure all associates strictly adhere to Fair Housing Laws and Occupancy Guidelines.
  • Prepare Market Survey Reports and ensure accuracy.


Experience:

  • Property management: 3 years (Preferred)
  • Lease-Up: 3 years (Preferred)
