Property Details: The Fort at the Railyard is a 253-unit multifamily tax credit development with a Pet Park, Pet Wash, Community Lounge with Game Room, 24/7 Fitness Studio, Secure Access Community, Elevators, and a Call Box Entrance for Guests. Broadway Lofts is a 107-unit multifamily tax credit and workforce housing development with 1, 2 & 3 bedroom apartments and townhomes, Restricted-access entry, Fitness Center, and Elevator.

Purpose of Position: The Maintenance Supervisor will manage maintenance requests and janitorial operations of the two apartment complexes. The Maintenance Technician is responsible for general upkeep of the apartment communities, maintaining positive relations with residents and working in the direction of company goals.
Essential Duties and Qualifications:
- Inspect and assist with schedule and completion of vacant apartments
- Identify, schedule, and execute preventative maintenance program
- Assist maintenance technicians/trainees with daily tasks
- General repairs, plumbing, electrical, appliance, and elevator maintenance when applicable
- Conduct Property Inspections (Annually and Quarterly)
- Manages and maintains all inventory at both sites
- Steps into a technician role when needed or when a technician is absent
- Make Ready Process: Painting, carpet repair and carpet cleaning
- Snow removal and upkeep of grounds
- Assuring all work orders are completed in a timely manner (24 hours for emergency and 48-72 hours for general work orders)
- Assuring all unit turns are being completed in a timely manner (within 5-7 days)
- Expense control and staying within the budgetary restraints
- On call scheduling and monitoring
- Attend scheduled meetings with Property Manager and Regional Manager and communicate any required information to supervised staff
- Communicates with the Property Manager of all property related issues including deferred maintenance items
- Timely reporting of incidents that include property loss or work-related injuries
Essential Qualifications
- Previous experience in property maintenance is required
- Must have a valid driver’s license, reliable transportation, and pass a criminal background check
- HVAC & EPA Certifications are preferred
- More advanced skills to efficiently and effectively troubleshoot from a remote location
- Understands how to read and follow budgets
- Proficiency and communication skills to deliver excellent customer service
- Strong computer skills (Microsoft, Excel and Word)
- Must be comfortable using a computer and a Smartphone
