Job Title: Land Acquisition Manager (or Junior-Level)

Compensation:
- $75K-$125K + Bonus: 18-25% of salary, performance-based
Job Summary:
The Land Acquisition Manager is responsible for identifying, researching, and securing land suitable for acquisition and development. This role requires strong market research, negotiation skills, and an ability to handle land entitlements and governmental review processes. The ideal candidate will have industry experience in land acquisition, real estate, or brokerage, with a particular emphasis on sourcing deals without relying on brokers.
Primary Responsibilities:
- Conduct market research and due diligence to identify land suitable for acquisition and development.
- Assess land values using public records, developers, and other professional affiliates.
- Negotiate and contract land acquisition deals.
- Coordinate land entitlement, planning activities, and governmental reviews with Development teams.
- Review and monitor purchase agreements.
- Facilitate joint venture agreements or management agreements as needed.
Management Responsibilities (As Required):
- Ensure appropriate staffing and talent acquisition for the department.
- Delegate work based on team members’ abilities and skills.
- Provide performance evaluations and compensation actions based on team performance.
- Offer developmental opportunities, both internal and external, for continuous growth.
- Provide ongoing coaching to enhance both technical skills and leadership capabilities within the team.
Required Education and Qualifications:
- Minimum Bachelor's Degree in Business, Construction Management, Engineering, or a related field.
- Minimum 2 years of industry experience in land acquisition, real estate, or brokerage, especially in sourcing deals without reliance on brokers.
- Valid Driver's License (as driving is a key aspect of the role).
- Local to San Antonio, or willing to relocate to the area.
