Property Manager
On behalf of our client, we are seeking a Property Manager to join their operations team in downtown Toronto. In this role, you will be reporting directly to the General Manager. The successful candidate will be highly self-motivated, a team player, and have great problem-solving skills. The candidate will also have a strong technical background in commercial assets, experience in guiding day-to-day operations, and expertise in managing AAA and LEED buildings.
The base salary is between $90,000 and $110,000 plus benefits and LTIP. Our client is an advocate for equity and diversity and recognizes the importance of leadership engagement within its framework.
Responsibilities
- Prepare and oversee annual operational budgets, along with monthly and quarterly reporting, including variance analysis for stakeholders.
- Conduct regular property inspections to pinpoint safety risks, compliance problems, and areas needing enhancement.
- Collaborate with the Operations Manager to ensure property operations adhere to regulations and safety standards.
- Manage accounts receivable for all tenants.
- Work with the accounting team to reconcile operational expenses, handle tenant billing, and adjust year-end leasing.
- Foster and nurture relationships with tenants, facilitating personal interactions and connections through the on-site team.
- Partner with the leasing department to streamline the onboarding process for new tenants and manage turnover efficiently.
- Manage the application process for entering the property for consideration of different awards in the industry
- Address after-hours emergency requests from tenants.
- Collaborate closely with the General Manager and corporate office to address tenant needs and other stakeholders' requirements.
- Provide guidance and support to direct and indirect reports to ensure adherence to policies and business practices.
Qualifications
- 5+ years of experience in a building operation, office/commercial experience is an asset
- RPA or equivalent property management designation
- Hands-on experience with building and mechanical systems with knowledge of life safety systems, electrical and plumbing
- Strong interpersonal communication and negotiation skills and ability to effectively communicate with all levels, internally and externally
- A Self-Starter who can handle multiple stakeholders and deadlines at once
- Strong understanding of tenant relations and leasing
- High level of proficiency with MS Word, Excel and Outlook
- Flexible and adaptive nature, calm and collected under emergency and conflict situations
- Strong organizational skills with the ability to problem-solve and make clear decisions while keeping in mind the bigger picture
