Job Overview:nnThe Maintenance Technician’s primary purpose is to provide excellent customer service, achieve maintenance objectives, aid in maintaining landscape initiatives, and perform ongoing custodial and maintenance functions to enhance and maintain company furniture, fixture and equipment assets.nnCompensation: $28-32/hrnnFirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.nnYour Responsibilities:nnThe Maintenance Technician plays a crucial role in maintaining a high standard of quality and organization across the property, ensuring efficient processes and attention to detail. While the list below outlines typical responsibilities, it is not exhaustive, and duties may vary by position.nnProperty Maintenance and Upkeep:nnMaintain the general cleanliness and upkeep of the property, including grounds, amenities, building interiors and exteriors, parking lots, and other areas as directed.nExecute landscaping initiatives to enhance appearance and functionality.nnEvent and Seasonal Setup/Breakdown:nnAssist with setup and breakdown for events, including arranging and dismantling tables, chairs, and other necessary equipment.nPerform decorative installations and removals for seasonal and holiday events, ensuring timely execution and adherence to property standards.nClean and restore event areas to their original state post-event.nnCustomer Service and Communication:nnReport directly to the General Manager.nDeliver outstanding customer service to associates, team members, clients, and residents.nAddress job assignments and work orders promptly, courteously, and in compliance with established procedures.nnSafety and Inspection:nnConduct routine safety walks and inspections of buildings, roofs, common areas, walkways, trees, and related property features.nEnsure compliance with safety and quality standards throughout the property.nnContract Management:nnAssist in the management and oversight of janitorial and landscaping contracts to maintain service quality.nnAdministrative Support and Record-Keeping:nnMaintain accurate records of maintenance schedules, inspections, and repairs.nTrack inventory of tools, equipment, and supplies to ensure adequate stock.nPrepare and organize documentation related to maintenance tasks and projects.nHandle administrative tasks, including creating memos, letters, and meeting arrangements using Outlook and other tools.nProficiency in computer programs such as Microsoft Office Suite, property management software, and other relevant applications.nnAccounting and Purchasing:nnMaintain accurate records of expenses related to maintenance and operations.nAssist with purchasing tools, equipment, and supplies within the approved budget.nProcess and track invoices, purchase orders, and receipts to ensure timely and accurate accounting.nnGeneral Labor and Repairs:nnPerform tasks such as moving, maintaining, repairing, or installing furniture, fixtures, and equipment.nUndertake minor maintenance duties, including light painting, lock changes, and light bulb replacements.nnCleaning and Maintenance Support:nnClean furniture, fixtures, and equipment using appropriate products.nPerform power washing, trash removal, and debris disposal to maintain cleanliness of the Clubhouse and surrounding areas.nEnsure tools and supplies are securely stored and attended during use.nnEquipment Operation:nnOperate hand and powered tools, including saws, drills, floor buffers, vacuums, carpet cleaners, and power washers, as needed for building and grounds maintenance.nnOrganization and Storage:nnMaintain shop and storage areas in a clean, safe, and orderly manner.nnProject Management:nnAssist with project scope development, implementation, and oversight for maintenance and construction initiatives.nSupport tasks such as identifying needs, obtaining board approvals, preparing specifications, managing bids, and processing payment authorizations.nnCompliance and Professional Development:nnAttend all mandatory company functions and adhere to company policies and procedures.nFollow established quality system procedures and standards.nUndertake additional projects and responsibilities as assigned to meet organizational needs.nThis position requires a strong focus on maintaining high standards, efficiency, and attention to detail to support the overall quality and functionality of the property, including record-keeping, event execution, and financial accuracy.nnSkills & Qualifications:nnProficient in EnglishnMust be all times on the propertynMust be able to work with tools and perform minor repairs.nMust be timely with all activities, efficient and able to execute as instructed, while still being able to be directions, keep accurate records, fill out logs and journals, and perform administrative operational functions.nKnowledge of the basic principles of plumbing, wood finishing, painting, electricity, general installation, and carpentry.nKnowledge of methods, materials and equipment used in custodial work.nStrong ethical practices.nExcellent interpersonal and communication skills, reliable and hard working.nExcellent general math skills.nDemonstrated organizational and time management skills with the ability to multi-task, implement, and monitor progress for successful completion.nAbility to work well under pressure in a fast paced environment meeting deadlines.nDemonstrates attention to detail.nExcellent attendance and punctuality.nIntermediate knowledge of Microsoft Office applications; including MS Word, Excel, PowerPoint, Outlook, Publisher.nMust be able to work independently and as part of a team.nnEducation & Experience:nnHigh School diploma or GED.n2 years’ experience in
