Position Overview

The Planning & Entitlements Manager will be responsible for overseeing the planning, zoning, entitlement, and construction phases of our development projects. This role requires a strong background in urban planning, construction management, and real estate development, with a particular focus on Self-Storage, Commercial, and Corporate Interiors sectors. The ideal candidate will have relevant education and experience, ensuring projects are completed on time, within budget, and in compliance with all regulatory requirements.


Essential Responsibilities

  • Manage and coordinate all aspects of the planning and entitlement processes for development projects.
  • Oversee construction management activities from planning to project completion, ensuring timelines and budgets are adhered to.
  • Conduct site analysis, feasibility studies, and due diligence to support project planning and development.
  • Prepare and submit zoning applications, variances, permits, and other necessary approvals.
  • Collaborate with architects, engineers, consultants, and legal teams to ensure project compliance with local, state, and federal regulations.
  • Engage with municipal authorities, community groups, and other stakeholders to facilitate project approvals and address concerns.
  • Develop and maintain project schedules, budgets, and reports, providing regular updates to senior management.
  • Identify and mitigate potential risks to ensure the successful execution of projects.
  • Provide leadership and guidance to junior team members and project coordinators.


Qualifications

  • Bachelor’s degree in Urban Planning, Construction Management, Real Estate Development, or a related field.
  • 5+ years of experience in planning, entitlements, and construction management within the real estate development industry.
  • Strong knowledge of zoning laws, land use policies, and construction processes.
  • Proven track record of managing Self-Storage, Commercial, or Corporate Interiors projects.
  • Proficiency in relevant software such as GIS, AutoCAD, Microsoft Project, and project management tools.
  • Excellent project management, organizational, and problem-solving skills.
  • Strong communication and negotiation abilities, with experience in stakeholder engagement.
  • Ability to manage multiple projects simultaneously in a fast-paced environment.
