Are you a detail-oriented professional with a passion for preconstruction and estimating in the construction industry?
We are seeking a Preconstruction Manager to join a dynamic and reputable general contractor specializing in mixed-use, market-rate, affordable multifamily, and adaptive reuse projects. This is a full-time, direct-hire role based on-site in Washington, DC, Monday through Friday, from 8 AM to 5 PM.
Key Responsibilities:
- Review drawings, specifications, and proposals to develop accurate time, cost, and labor estimates for a variety of construction projects.
- Lead bid teams or oversee portions of estimates for multi-discipline projects, performing precise quantity takeoffs and ensuring scope accuracy.
- Mentor, supervise, and train other preconstruction team members.
- Solicit and evaluate subcontractor and vendor quotes for completeness and alignment with project needs.
- Manage risk and contracts during the bidding process, ensuring accuracy and completeness of budgets and estimates.
- Analyze budgets against actual costs and implement continuous improvements to enhance efficiency in preconstruction methods.
- Conduct site visits to assess unique or challenging project conditions.
- Build and maintain client relationships while identifying opportunities for new projects.
Qualifications:
- Minimum of 3 years of construction industry experience, with a proven track record in preconstruction or estimating roles.
- Bachelor's degree in Engineering, Construction Management, or a related field.
- Proficiency in tools such as Microsoft Excel, Microsoft Word, Building Connected (or similar bid solicitation software), and Procore.
- Strong organizational skills with the ability to multitask and manage time effectively.
- Familiarity with both conceptual and detailed estimating, as well as self-perform estimates.
- Knowledge of the DC subcontractor market and engagement with local trade associations (preferred).
- Excellent communication skills and attention to detail.
