We are seeking an experienced and strategic Fractional CFO to partner with our client who is a private equity real estate firm. This dynamic role will require a seasoned professional with both financial and operational expertise, particularly in real estate and private equity. The Fractional CFO will work on a part-time or as-needed basis, providing executive-level financial strategy and support to help drive the company's growth and maximize portfolio performance.
Key Responsibilities
Strategic Financial Leadership
- Develop, implement, and manage financial strategies that align with the company’s investment goals and operational objectives.
- Provide financial insights and scenario analyses to support acquisitions, dispositions, and other investment decisions.
- Collaborate with senior leadership to evaluate fund-level and entity-level profitability and risk management.
Financial Planning and Analysis (FP&A)
- Oversee the creation of financial models related to cash flow forecasting, asset valuation, and portfolio performance.
- Develop and monitor KPIs, ensuring the organization meets its financial targets.
- Prepare and present detailed financial reports to investors, lenders, and internal stakeholders.
Real Estate-Specific Expertise
- Lead financing and refinancing efforts, including debt structuring and negotiations with lenders.
- Oversee accounting policies and ensure compliance with real estate tax regulations for assets under management.
- Analyze property-level budgets, lease structures, and capital expenditure plans.
Reporting and Compliance
- Ensure compliance with applicable accounting standards such as GAAP or IFRS, and private equity reporting requirements.
- Maintain accurate fund and project-level accounting records in collaboration with in-house or outsourced accounting teams.
- Oversee audits, regulatory filings, and investor distributions.
Optimization and Cost Control
- Identify and implement operational efficiencies to improve fund-level profitability.
- Provide oversight on expense management, cost allocation, and portfolio financial controls.
Stakeholder Management
- Act as the primary financial liaison to private equity investors, addressing questions and concerns on performance metrics.
- Collaborate with property managers, asset managers, and legal teams to ensure alignment on financial objectives.
Qualifications
- Experience: Minimum of 15 years of progressive financial leadership experience, including prior CFO or senior finance roles in private equity and real estate development.
- Education: Bachelor’s degree in Accounting, Finance, or a related field; MBA and CPA/Chartered Accountant designation are strongly preferred.
- Technical Expertise: Proficiency with real estate ERP systems (e.g., Yardi, MRI Software), advanced Excel, and familiarity with private equity fund structures.
