About the Role - Purpose: To oversee a portfolio of commercial properties as assigned by the DPM and operate those properties in accordance with the management agreement and approved property budget. Work with the Dilweg Team to conduct plans to enhance property values and position the asset for disposition.
Responsibilities of Commercial Property Manager-
- Oversee the day-to-day operations of properties assigned to include directing the work of Maintenance Technicians and Building Engineers, interacting with Tenants, and ensuring projects and repairs are completed in a timely manner.
- Responsible for approving invoices for assigned assets.
- Analyze financial reports to create monthly variance reports and monthly re-forecasting of expenses.
- Collect rents in accordance with the lease and Dilweg’s approved collection policy. Work with in-house counsel as needed on serious delinquency issues.
- Create annual budgets to be reviewed and approved by the DPM and Asset Enhancement Officer.
- Make recommendations to AEO on items to be included in the annual operating budget.
- Work to operate the building within the approved budget – adjusting for unbudgeted expenses.
- Manage contracts on assigned properties, collaborating with vendors to ensure property is receiving competitive pricing and adequate service, rebidding periodically.
- Oversee vendors who are performing work on the property, reviewing work for quality before authorizing payment of invoices.
- Perform quarterly site inspections according to the property inspection schedule, reporting deficiencies with a plan of action to the DPM.
- Maintain superior tenant satisfaction by addressing tenant requests and responding accordingly.
- Bid approved projects, review/compare proposals for likeness, and make recommendations for contractor to receive awarded bid.
- Facilitate tenant move-in and move-out processes.
- Adhere to all company policies and procedures.
- Oversee Capital Improvements and Tenant Improvements with DPM oversight and guidance.
Qualifications -
- College degree
- Two to five years of property management experience in a commercial real estate environment preferred
- Construction management experience a plus

- Yardi, Work, Excel, Outlook
- Relate well to Asset Enhancement Officers, Tenants, Service Providers
- Strong written and oral communication skills
- Ability to interact via email, telephone and in person
